New and Existing Construction, Exterior Repairs, Changes and Renovations – Architectural Control Committee (ACC) Process 
The Association has an Architectural Control Committee (ACC) that reviews all requests for new and existing construction, exterior changes/upgrades and renovations.  The ACC Request form must be submitted and full approval granted before your project begins (no construction activities may begin to include any site clearing/grading, material or machinery delivery, foundation, etc.).  The costs incurred to process an ACC Request, if a professional architect or contractor is required, would be an expense billed to the Member making the request.  The cost of the “review” would depend on how complicated the request is and if the ACC needed professional assistance, such as an architect or general contractor.

1. Written request must be received and approved by the neighborhood’s ACC before any work or construction commences.
2. Request must include detailed plans, specifications, and renderings showing the nature, kind, shape, color, height, materials, and location of the work, prepared by a licensed draftsman or registered architect at the Owner's expense.
3. The Association (at its discretion) shall engage a registered architect to review the proposed work for harmony and integrity of external design, appearance, and location in relation to surrounding structures and topography and such other matters as the Board shall determine at the Owner's expense.
4. The Board will approve or reject the proposed work (and communicate approval/rejection in writing, most likely via email).
